Frequently Asked Questions about Tenant Representation
Unlike traditional brokers, true tenant representatives think beyond the transaction itself. We act as your fiduciary, analyzing every project like an investment banker would, modeling both sides of the transaction to uncover real value and leverage. Our goal isn’t just to secure a “market deal,” but to help tenants achieve ownership-level economics, reduce occupancy costs and capture the value their tenancy creates. Traditional brokers and brokerage companies receive 80-90% of their revenues by representing landlords. Additionally, most of the national brokerage companies are themselves massive landlords, both of which create enormous conflicts of interest.
In commercial real estate, landlords and tenants have opposing goals, where landlords aim for higher rents, longer terms and fewer concessions, while tenants seek flexibility and savings. Representing both sides creates an unavoidable conflict. By representing only tenants and buyers, we ensure our loyalty and negotiating power are always 100% on your side.
Landlords and their brokers are hired to protect the building owner’s interests, not yours. Going direct often means giving up leverage, confidentiality and access to critical market insight. A tenant advisor represents only you, creating competition, uncovering better terms and ensuring every decision supports your business—not your landlord’s bottom line. Some naïve tenants think they will save a “commission” by representing themselves, when in fact, the landlord’s broker just gets paid more (as they now don’t need to share the commission with the tenant’s broker).
For major leases or specialized spaces, begin 18-36 months before lease expires. Landlords often “slow-play” negotiations to limit your relocation options, so starting early protects your leverage. The more time you have, the more choices, flexibility and negotiating power you gain. Regardless of the size, lease and purchase negotiations should start at least 12 months in advance for optimal optionality, however Hughes Marino can add substantial value even if your lease expires next month.
