Why Hughes Marino
The details of your real estate transaction are no one else’s business. Confidentiality is a must at every turn, and we'll make sure it stays that way.
Unlike most brokerage firms, we specialize in helping companies who need commercial real estate to operate their business–not professional landlords whose business is owning commercial real estate. Our clients appreciate our one stop, vertically integrated service lines and proprietary product offerings focused on the needs of businesses.
Our team is comprised of real estate experts, attorneys, construction managers, architects, designers, financial analysts, lease auditors, lease administrators and operations management to create an outstanding outcome for our clients.
Our bespoke team is comprised of the most accredited experts in their field, including licensed brokers, MBAs, MSREs, JDs, financial analysts, architects, designers and LEED project managers. And we’re honored to be recognized among some of the nation’s very best companies.

How A Lease Audit Can Boost Your Bottom Line
By Portfolio Lease Administration & Advisory Team on May 8, 2023
Each year, commercial tenants collectively spend millions of dollars above and beyond their base rent in operating expenses. Unlike the rental rate that is negotiated and spelled out in the lease document, these operating expenses (OpEx) are subject to each property owner’s operating and accounting procedures. These charges are presented to tenants twice a year—in the beginning of the year as an operating expense budget, and at the end of the year as an operating expense reconciliation statement. These expenses are subject to interpretation, and unfortunately, errors can be made, unbeknownst to tenants who end up needlessly overpaying.Read More
Spring 2023 National Industrial Market Outlook—The Winds of Change for Industrial Real Estate
By Hughes Marino on April 6, 2023
After almost three years of declining availability, along with significant inflation of warehouse and industrial rents across most the United States, the winds of change are in the air. With Covid behind us and consumers shifting back to many of their pre-Covid purchasing patterns, the growth of e-commerce activity has flattened out, and so have those same e-commerce companies’ voracious demands for warehouse and fulfillment space. In fact, many companies like Amazon have concluded that they overextended themselves, creating too much overlap of facilities, and now not only has their growth ceased, but many of those companies are listing excess space on the market for sublease around the country.Read More
We believe if you represent both plaintiffs and defendants there’s an automatic conflict, whether it be real or perceived. So it only made sense to choose Hughes Marino, a company that represents tenants only, to handle our lease negotiations in San Diego, Los Angeles, San Francisco, Houston and New York. With over 150 lawyers and 275 support staff, we have very specific space and technology requirements and Hughes Marino has the expertise to manage our leasehold improvements. We’ve certainly benefited from their tenant-only focus and full range of services. They are tireless in their efforts.

As a spin out of a larger company, Agena had less than 12 months to hire an executive management team and build the infrastructure to support a new company with worldwide revenues approaching $50 million. This included IT systems, finance and administrative teams, as well as a new corporate headquarters including R&D and manufacturing. Hughes Marino listened closely and helped guide an efficient and highly effective, accelerated process of selecting and negotiating a new facility in just four months. Hughes Marino’s unique in-house construction management team seamlessly took it from there, delivering an on-time, on-budget tenant buildout from the ground up in just five months. We could not have asked for more, or been more happy with the results.

Relocating our campus was a major undertaking. We had been in our old space for 20+ years, and we have very unique building requirements. The Hughes Marino team was an invaluable partner from start to finish. They helped us to find, to negotiate, to budget and to build. All the while respecting the fact that we had an ongoing business to manage. And they continue to add value in our relationship as trusted partners and friends. Moving a business is an important and frequently challenging process; thanks to the Hughes Marino team we were successful beyond our expectations. I would not hesitate to recommend their team to any company approaching a real estate decision.
