Tenant Representation fees are generally paid by landlords and property owners at market rate commissions, which are contingency-based. We do not require a retainer, and we do not charge our clients hourly fees. Our fees are market driven and consistent across all building alternatives, and we only get paid when we successfully complete a transaction for our client.

Program, Project and Construction Management fees can be structured to meet the needs of each client. A percentage of the hard cost of construction is the industry standard, but compensation can be based on a fixed fee per square foot, monthly retainer or other arrangement.

Lease Administration & Advisory fees vary based on clients’ individual needs, and are structured to provide a cost effective solution for every client.

Lease Audit fees are provided on a contingency success basis if we identify a potential claim. We provide clients and prospective clients with a complimentary review of their lease and operating charges to determine whether to go forward with a more detailed investigation.

Planning + Design fees are similar to lease administration and advisory and vary based on clients’ individual needs. Our team can help determine optimal sizing, adjacencies, growth trajectory, functionality, open-spacing acoustics, as well as compare alternative efficiencies between multiple options. Typically, most of the expenses incurred with our planning + design team are reimbursed by the landlord as marketing expenses. Other fees are paid for out of the landlord funded tenant improvement package. On occasion, our clients contract directly for specialized service on a case-by-case basis.
