The three story, 23,000 square foot, Diamond Neighborhood Family Health Centers medical office building has a child-friendly waiting room, exam rooms, a baby boutique room, nurse stations, as well as office space. The third floor contains private offices, dental services, a multi-purpose room, a sterilization lab space, conference rooms, and a comfortable waiting room. Additionally, the project scope included a substantial amount of public improvement work, including the replacement of the MTS bus stop, landscaping, slurry, sealing, and restriping the major lanes leading into Market St. and 47th Street.

Added Value

Hughes Marino was selected to assist the client’s internal staff with managing the final general contractor selection process and final construction of the project. Hughes Marino helped to manage substantial client changes and delays in receiving permits, which threatened to postpone the overall project. In addition, the project management team helped negotiate with city staff the scope of work and completion of the offsite improvement work along 47th St. and Market St. Hughes Marino was able to work closely with the team to help minimize the delays and save the client over $120,000.

Services Provided

Hughes Marino provided project management services including assistance with final selection of the general contractor, mitigation of delays caused by substantial client changes and delays in receiving permits, schedule monitoring, site inspections, change order review and negotiations, negotiations with the city staff, as well as monitoring of RFIs, submittals and general contractor buy-outs.
