Located at the center of a biotech research hub, Receptos’ new headquarters occupies a total of 68,000 square feet on two floors. Featuring open office and collaborative work areas with an open-structure design, Receptos utilized glass office and conference room fronts to allow natural light to permeate the space and maintain clear views over the surrounding canyon. Ceiling mounted speakers allow employees to customize their music playlists by section, while video conferencing capabilities are available in all conference rooms. Unique light fixtures, wood-wrapped columns, and custom furniture differentiate spaces within the office. On the first floor, a glass bi-fold door leads out to a private patio with custom, built-in BBQ.
Working with the Hughes Marino brokerage team, Hughes Marino’s project management team identified the project budget early during the building search and played an integral role in ensuring the work letter and lease allowed for the high-level construction Receptos desired. Hughes Marino ensured the shell and site construction being completed by the landlord was finished in order to maintain the TI schedule while also successfully mitigating foreseeable design and construction issues. In Phase II, halfway through the project the client requested to expedite the project by three weeks which the project management team successfully accomplished ahead of schedule.
Hughes Marino provided complete project management services from building selection, due diligence, design and permitting to selection of the general contractor, project pricing and construction activity management.
