Description
This three-story office tenant improvement project is in the historic Showley Brothers Candy Factory Building at Petco Park. Built to LEED Silver standards, the open-structure design utilized demountable glass partitions for 75% of the hard wall construction, allowing views to the park from every desk in the space. The objective was to bring Bumble Bee Foods back to its waterfront roots and give the space a “fishing industry” feel. To maintain the factory’s rustic look, the original red brick and timber structure were left exposed, walkways were left as polished concrete floors, and the carpet was made from recycled fish netting. The lobby and conference center are separated from the oversized lunch area by built-in banquette seating featuring plexiglass walls filled with tuna cans. Historic fishing photos were installed as full-height graphics on many of the interior walls, all making for a very comfortable office environment with a nod to the tuna industry.

Working with the Hughes Marino brokerage team, Hughes Marino’s program, project & construction management team successfully identified the project budget early in the building search and played an integral role in making sure the work letter and lease allowed for the level of construction needed. The project closed out under the original budget amount, even with added tenant changes. Hughes Marino’s knowledge of construction means and methods proved extremely valuable, as constant site supervision was needed to keep all of the exposed details looking appropriate for the desired project.
