Hughes Marino managed the building search, design and permitting process and the project is currently under construction. The 83,000 SF tenant improvement project includes roughly 55,000 SF of creative office space and 25,000 SF of very heavy chemistry lab space built to BSL-II and cGMP standards. Once complete, the lab space will house over 20 bio-safety cabinets, numerous HPLC units and three cold rooms. The creative office space includes a multi-purpose room that doubles as a break room. Dozens of conference rooms and privacy rooms separate the open office concept to provide privacy between divisions.
Added Value
During the lease and work letter negotiation stage, upon completing the investigation of the building’s existing mechanical, electrical, plumbing and fire sprinkler components, Hughes Marino included language in the work letter that required the landlord to handover building infrastructure suitable for lab space. Estimated savings are in excess of $200,000. Additionally, due to the aggressive nature of the schedule, Hughes Marino is on schedule to complete this very technical and complicated project on time and under budget.
