Accriva (now Werfen) is a company that integrated Accumetrics and a larger firm, ITC. ITC acquired Accumetrics and relocated their operations, including a large manufacturing facility, and combined facilities. The 130,000 square foot facility included office, manufacturing, instrument production, clinical/R&D and warehouse spaces. Key elements of the project included 60,000 SF of corporate office improvements, construction of a 1,000 SF mechanical mezzanine, construction of 20,000 SF of new dry-room space, installation of a 3,000 SF cold room, installation of an ESFR Fire Sprinkler system in a 27,000 SF warehouse with high pile storage. Several specialized MEP systems were installed in the project including redundant 125hp air compressors, a back-up generator, compressed air, argon, nitrogen and deionized water systems.
Hughes Marino acted as the lead for the project, managing the schedule and design to accommodate the ever-changing dynamics of splitting a single phase project into 3 phases with a phased occupancy as well as a change to the scope of the project of approximately $2 million. Hughes Marino worked with the architect to complete a due diligence review of the project and submitted it to the landlord for their action resulting in $30,000 worth of repair and remediation work and an additional $110,000 of ADA work completed at no cost to the client. Hughes Marino went on to find, document and negotiate an additional $250,000 worth of repairs to repair existing building deficiencies, again at no cost to the client.
