Fall has arrived and with the new year quickly approaching, we have several updates on some exciting projects that our Program, Project and Construction Management team has been up to this past quarter.
Arcules’ Brand New Home
Arcules, the groundbreaking provider of Video Cloud IoT as a service, is on a mission to transform video into powerful intelligence with the goal of helping companies optimize their business and make the world a safer place. The company’s rapid growth necessitated a big move from their shared workspace at WeWork into a new private office—the very first home they can call their own. Their new 15,500+ square foot space was transformed from warm shell condition to creative office space. Some features include a wide array of meeting and team rooms on the perimeter, a wall with infrastructure for a future video wall, a large conference room with a retractable partition that can split the room into two small conference rooms, a modern kitchen, lounge area and open workstations throughout the floor space. Hughes Marino is proud to have partnered with Arcules, Westgroup Designs, CDG Builders and Pivot Interiors in making this project a huge success!
Plum Healthcare Group’s Relocation
Plum Healthcare Group, a leading provider of post-acute care services to skilled nursing and assisted living facilities across the nation, has recently relocated to their new 25,000 square foot creative office space. Some design features include an open ceiling structure, floating grid and circular pendant fixtures. With glass-front interior offices running along the core of the building and open office areas spread throughout the exterior space, the entire team gets to take in the scenic views and enjoy abundant natural lighting. Additional amenities include a training room and an indoor/outdoor breakroom. Despite the aggressive 12-week construction schedule, this project was a tremendous success thanks to the collaborative partnership between Hughes Marino, Plum Healthcare Group, Lockrul Construction and RBN Design.
Center for Sustainable Energy Moves into Their New Facility
The Center for Sustainable Energy, as featured in our April roundup, has officially moved into their new 29,000+ square foot, two-story headquarters. The final product features a training center with movable walls that open to create a 4,500 square foot event space on the ground floor. True to their mission of advocating sustainable power and clean energy, the space features an all open structure concept with plenty of natural lighting through windows, skylights and Solatube tubular daylighting systems. Other than code-required emergency egress fixtures, no general lighting was installed on the second floor—all overhead lighting is supplied by the sun. Recycled products were used throughout their space including carpet and salvaged ceramic tile at the breakroom counter backsplashes. We are proud to partner with the Center for Sustainable Energy, Burger Construction and Carrier Johnson + Culture on this well-designed and energy-efficient project!
Carothers DiSante & Freudenberger’s Revamped Office
For more than 20 years, Carothers DiSante & Freudenberger has distinguished itself as one of the top employment, labor and immigration law firms in California. Their recently revamped 16,400+ square foot office space required demolishing the existing improvements and building new law offices to accommodate CDF’s growing team. The office consists of a large conference room, which sits behind a wall showcasing their logo, two small conference rooms, a kitchen/lounge space, and about 30 private offices which, for the most part, sit right against the window line, allowing natural light to filter into the workspace. Additional features include open workstations, a brand-new IT/server room, several copy rooms, a records room and a small coffee room. Hughes Marino is proud to have partnered with Carothers DiSante & Freudenberger, Gensler, Casco Contractors and Facility Service to create a beautiful outcome!
University Christian Church’s Master Planning
Hughes Marino is continually evolving their services to completely encompass the entire real estate development and tenant improvement process. For the last several years, and in addition to the project and construction management services, each project manager has worked hand-in-hand with the brokerage team to investigate zoning restrictions and entitlement requirements for all types of uses within dozens of municipalities. So, it only made sense that two years ago Hughes Marino evolved from simply offering project and construction management to program, project and construction management. Project and construction management puts the parts and pieces to use, ensuring our clients pursue and engage certain properties for their specific use, and guarantees efficiency and effective use of capital before committing even more capital to any type of design, engineering and construction project. As part of program management, Hughes Marino can create comprehensive master plans. Whether investigating a single parcel, or multiple parcels with different uses, Hughes Marino’s project managers can evaluate the critical tasks, align the tasks, and create a master plan that turns real estate into a true competitive advantage for our clients.
Adding to our master planning portfolio, University Christian Church has engaged Hughes Marino in a master planning effort to evaluate the various uses and opportunities for a roughly three-quarter city-block. With several opportunities ranging from retail to residential to a preschool use, Hughes Marino is evaluating the options and comparing them to the church’s internal goals to further support their ever-growing community. Through a competitive bid process managed by Hughes Marino, LPA was selected to aid in the investigation and to create rough sketches to complete a particular section of the master plan. The master plan is scheduled to be complete by year end.
