Description
The intention for the 61,000 square foot office space was to create a high tech, cutting edge, creative environment. The project also included a 6,000 square foot automotive shop that was constructed to be similar to what you see on TV and in magazines where classic vehicle restorations are taking place. To accommodate the lifts, a 2,000 square foot portion of the second floor was removed and significant structural upgrades were made to the building. Other key elements of the project included polished concrete floors, exposed structure and minimal overhead LED lighting – task lighting was incorporated at each workstation to increase the controllability of the light levels and to keep costs down. Wall graphics were used extensively to highlight the company culture and various product types.
Added Value
Hughes Marino acted as the lead for the project and worked with the team to construct all of the tenant improvements within the tenant improvement allowance provided by the landlord. The original project schedule had to be cut by one month to accommodate the landlord, and Hughes Marino developed a strategy with the contractor to make that happen, again all without exceeding the allowance. We were also successful in identifying more than $100,000 worth of existing building repairs that were completed by the landlord at no cost to the client.
