Description
The project consisted of approximately 50% biology lab with a vivarium, and 50% office space for research. The lab space included chemical resistant benches with distributed utilities (vacuum, air and DI water), and the office space was a class A research facility.
Added Value
This was a landlord run build out with a tenant improvement allowance. Hughes Marino had an immediate impact on project cost, and was instrumental in negotiating a 40% reduction in the contractor’s general conditions and fee prior to tenant sign off on costs. The project schedule was 4 ½ months, including design and permit, and Hughes Marino was instrumental in delivering on time by assisting the client in making timely, cost effective decisions.

Hughes Marino provided project management services including negotiating final contract terms and conditions for the general contractor and architect, as well as offering value engineering suggestions, review of final subcontractor pricing and monitoring of the project schedule and tenant activities.
