This project was a very high end legal office tenant improvement, built while the building’s core and shell were being completed by a separate contractor. The space is sophisticated with modern finishes and views to the exterior from virtually every desk. All office fronts are custom Italian demountable wall systems of wood and glass. Unique features of the space include a third floor 3,000 square foot balcony with an operable storefront wall system that opens to make the third floor lounge area connect directly with the outdoor terrace. The 8,000 square foot ground floor conference center features large format stone flooring, 12 foot fabric and wood wall paneling, and integrated state of the art audio visual systems in each room. The data center and emergency war room are backed up by a generator and UPS.

Long before the tenant improvements were fully designed, Hughes Marino began coordinating with Latham during the building’s shell and core design meetings, saving the client thousands of dollars by avoiding potential conflicts with installations. Our team made sure landlord requirements were being met while keeping the client’s standards intact. Latham also achieved a LEED Gold certification, all within the original time and budget constraints.
