Description
The 21,000 square foot space located on the third floor of the three-building campus at Telesis Court was transformed into an open floor plate with private offices lining the interior core allowing natural light to illuminate the interior space. The busy training room laid out numerous floor boxes to accommodate the flexible environment so the classroom configuration could be transformed based on class size and the day’s lesson plan. The breakroom doubles as the firm’s game room, and the executive board room impressively displays the custom, twenty-six foot live-edge table and ninety-six-inch display situated adjacent to the main lobby.
Added Value
The project management team was introduced to the client early in the process, initially creating the project schedule and budget. They then managed both tools throughout the entire lease and work letter negotiation process, design, engineering and construction duration. Working alongside the brokerage team, the project management team orchestrated the competitive RFP process to hire the architect, engineers, general contractor and subcontractor. During the initial negotiations the project management team successfully saved the client roughly $80,000 on mechanical unit upgrades. Ultimately, the project was completed two weeks ahead of schedule and under budget.
