Hughes Marino Construction Management has provided project management services for the past 19 years, completing over half a billion dollars’ worth of construction projects for our clients. Hughes Marino Completes Procopio Space in 3 1/2 Months
The Hughes Marino CM team was able to complete this project following an aggressive 3 ½ month schedule that included over $10 million in construction related activities. We were able to successfully coordinate the construction of several untested design features including an open-air contemplation garden and water feature on the top floor of the building, a four-story cantilevered staircase, and a floating screen-printed glass feature wall. The Procopio space is one of the most beautifully designed corporate offices in Southern California and is environmentally friendly to boot, having achieved prestigious LEED Gold certification.
Museum Comes to Life After Years on the Drawing Board
The Hughes Marino CM team worked diligently to put the New Children’s Museum back on track and on budget after the project had sat idle waiting on funding for over two years. The project consisted of the final design, bidding and construction of the museum. Collectively, our team was able to complete the two-year-long project on schedule and return over $450,000 to the Museum for changes and additions requested by the architect and museum staff.
The dramatic, three-level, 50,000 square foot building features a series of transparent, flexible spaces, visibly exposing the building’s construction and design. The building includes a 17-foot concrete entrance bridge, angled saw tooth roof structure, tilt-up concrete panels, and a glass-enclosed elevator shaft that functions as a heating and cooling tower. The new structure utilizes innovative, environmentally sustainable architecture and infra-structural practices, including recycled building materials, a passive air handling system, photovoltaic panels, water saving devices, natural day-lighting and convection cooling. The New Children’s Museum is one of the first green museums in California, and has received numerous architectural awards.
Hughes Marino Saves Over $300,000 on Connections Housing World Trade Center Project
Opened in November 2012, the Connections Housing development located in Downtown San Diego’s historic World Trade Center building is an innovative, integrated homeless service and residential community center. Hughes Marino CM was selected to assist the developer’s internal staff with managing the challenging construction process, and our team proved instrumental in setting expectations and keeping the project on track.
We provided construction management services including schedule monitoring, site inspections, establishment and monitoring of the project budget, change order review and negotiations as well as monitoring of RFIs, submittals and general contractor buy-outs. Our thorough change order review process allowed us to identify over $300,000 worth of erroneous charges to the owner and ultimately remove them from the project’s costs.
The development contains 73 permanent supportive housing units, 150 beds of interim housing, a multiservice center and a healthcare clinic all run by a collection of non-profit partners including the Affirmed Housing Group, Family Health Centers of San Diego, PATH Ventures, People Assisting the Homeless (PATH), and the Alpha Project.
