Description

The project is the first of its kind in Downtown San Diego as an affordable housing project consisting of 229 rental residential units with 23 stories above grade, 3 levels of parking below grade and ground-floor retail. The structure is cast-in-place concrete type I construction. Construction started in early summer 2008 and was completed on schedule in May of 2010.

Added Value

Hughes Marino Construction Management (CM) was selected to assist the developer’s own internal staff with managing the difficult construction process. The Developer had not completed a project of this type or magnitude and was looking for expert assistance. Hughes Marino CM was instrumental in setting the project expectations for both the general contractor and design team and keeping the project on track.

Service Provided

Hughes Marino CM provided construction management services including schedule monitoring, site inspections, establishment and monitoring of the project budget (allowances, contingency, contractor exposure holds), change order review and negotiations as well as monitoring of RFIs, submittals and general contractor buy-outs.
