The project consisted of remodeling 13,500 SF of warm shell space which included updating finishes to existing offices, creation of multiple team collaboration rooms, a boardroom, an inviting and fun employee lunch/break room, and a Network Operations Center. The upgrades also included an outdoor deck area. The project had strict budgetary guidelines and needed to maximize the impact of every available dollar in the Tenant Improvement Allowance.
Hughes Marino helped Ntrepid through the design and budgeting phases guiding the decisions to maximize the tenant improvement allowance and pushed for landlord participation on items to stretch the budget to Ntrepid’s benefit. Hughes Marino was there at the completion of the project to make sure the space was delivered as expected and coordination of Ntrepid’s vendors with the general contractor was a smooth and seamless process.
Hughes Marino completed pre-construction services including lease and work letter review/negotiation, and oversight of the design and budgeting process up through permitting and the start of construction. Upon completion of the construction, Hughes Marino assisted the client in coordination of vendors for occupancy and moving, and had oversight on the project closeout process.
