Solid Metrics and Mounting Tenant Demand Kicks 2018 Off Strong for Orange County Market, But Momentum is Losing Steam

Orange County’s commercial real estate market continued to show its strength through the first quarter of the year posting positive metrics across the board. Developers remain bullish as their 1.93 million square feet of speculative new development underway (combined office and industrial product) is already 65% pre-leased, continuing to validate their “build it and they will come” thesis. Despite an increase of total available space of 1.2 million square feet over the prior quarter, bringing the county wide total to 35.5 million square feet, this bullishness continues to apply upward pressure on rental rates and downward pressure on vacancies.
