Description

The project consisted of 132,000 square feet of corporate tenant improvements, including 20,000 square feet of electronics labs with humidification control and static dissipative tile, a server room with redundant cooling, hot-aisle containment and back-up generator power. Other general office components included a new break room/all-hands meeting room, fitness center and locker room, warehouse with high-pile storage, and more than 25 conference rooms.

Added Value

Working in conjunction with the Hughes Marino brokerage team, Hughes Marino’s program, project & construction management team assisted the client in selecting a building where the client could maximize the reuse of existing tenant improvements including the ceilings, light fixtures, and mechanical units restrooms and electrical rooms. Hughes Marino was able to identify, document and negotiate an additional $400,000 worth of repairs of existing building deficiencies, at no cost to the client. The landlord also went on to complete an additional $80,000 worth of ADA upgrades to the site as a result of Hughes Marino’s due diligence.
