Dave Bates, senior vice president with Hughes Marino, has more than 20 years of experience in the construction industry. Dave earned his B.S. in construction from Arizona State University.
Dave has worked on projects for clients in a variety of industries. Selected biotech projects include: Receptos (68,000 SF in two phases for corporate headquarters); OncoSec (34,000 SF headquarters); The Medicines Company (60,000 SF ground-up project); Agena Bioscience (55,000 SF facility) and Quidel (31,000 SF headquarters). Selected technology projects include: Verimatrix (50,000 SF); and RedIT (8,500 SF data center). Selected educational facilities include: Albert Einstein Academy (38,000 SF); and Melvin Garb Hillel Center (10,500 SF, LEED Gold certified student center). Dave’s professional services projects include: Jewish Family Service (25,000 SF facility); and Hughes Marino (12,500 SF LEED certified corporate headquarters). Dave is currently involved with construction of the City of San Diego’s $15 million Fire Station No. 2 – a 16,000 SF, three-story green facility.
Prior to joining Hughes Marino, Dave worked for 16 years for Suffolk-Roel Construction (previously ROEL Construction) in overseeing the construction of approximately $250 million of projects totaling several million square feet. Projects ranged from typical office space and specialty tenant improvement projects to large-scale new building construction.
One of his distinguishing projects for Suffolk-Roel was Qualcomm’s LEED Gold certified Building W Campus. This $130 million dollar project consisted of partial demolition of an existing tilt-up concrete building, the subsequent tenant improvement of the remainder of the building, construction of a new central plant, a 12-story office tower, and a seven-story parking structure. The 130,000 SF existing building improvements encompassed office space, chip testing labs, and a 12,000 SF data center. The new, 24,000 SF central plant provides 12 kV power distribution to the site, and houses power and chilled water back-up for the campus along with a gas turbine cogeneration system. The 415,000 SF office tower includes office space, lab space, collaboration areas, a fitness center and a full service cafeteria. The campus also has sports facilities and an on-site underground water containment system.
Dave also worked on the Highlands Corporate Center Exterior Façade project. This project consisted of removal of the existing exterior finishes, including the window systems and brick veneer cladding, stripping five buildings on the campus down to bare studs. Four of the five buildings also received a new roof. A new exterior finish was installed, including stucco and limestone tile, as well as a new, high-performance glazing system. All of this work, along with hardscape and landscape replacement, was completed while the campus was occupied and active.
Another award winning project Dave managed is the Village Community Presbyterian Church in Rancho Santa Fe. This 24,000 SF building contains a new sanctuary, administrative offices, and gathering spaces for the church’s various ministries. The project maintained a portion of the existing sanctuary to provide an area for smaller events, renovated an existing building to provide classroom space, revised site work to provide a more dramatic entry to the campus, and created a large, outdoor gathering area and new playground for the existing preschool.
Dave’s extensive skill set includes estimating for various types of projects, budget and cost controls, schedule preparation and analysis, and contract and change order negotiation, always with a focus on client service.
Dave, his wife Chris, and their two children live in San Diego. He enjoys spending time with his family, camping, and golfing.
